In most of the states, the closing takes place when the buyer and seller meet and the property is transferred and title is conveyed through a deed. In few other western states, closing takes place when buyers and sellers sign individually the appropriate papers, during the escrow period and transfer title but without a real meeting.

When the buyers are clients of real estate agencies a Buyer agency agreement is signed. A real estate agency attempts to perform the following for the buyers only when the agency itself represents the buyers with some form of buyer-brokerage agreement. The real estate agency finds the property in accordance with the buyer’s requirement, specifications, and price. The agency takes full responsibility to shows buyers the properties available for sale. Once the property is chosen the agency negotiates the price and terms on behalf of the real estate buyer and also prepares real estate purchase contract. Since the great importance of the role of representing buyers' interests is recognized, many agencies seek to play the role of client advocate as well. Some real estate agencies prefer to represent the buyers in an exclusive buyer's agency relationship.
